Buying your house is a huge decision. You wait for years living in a rented house, save diligently for the down payment, take on a long-term home loan, and commit to setting your roots. Buying your house is not only a significant monetary commitment but also impacts your lifestyle in the long term. Hence, before you narrow down on a property, you need to consider several aspects and do thorough research. While it may take more time than you would have expected and may be overwhelming, all the effort you put in now will allow you to reap the benefits for the next several decades. Vastu Shastra


Vastu Shastra can be defined as the science of art, astronomy, and astrology that combines the five basic elements - earth, water, fire, air, and sky to create a pleasant and positive setting. Apart from the basic rules like the position of bathrooms, rooms, and kitchen, there are various other Vastu rules that you must follow.

 

1. The vibe of the house - It is crucial to buy a house that has a pleasant or no history. This is why people prefer to buy a newly constructed house which has not been occupied by people before. Therefore, it is best to buy a house that has been built by the developer recently and is fairly new. However, even if you are buying a pre-owned house, ensure that the past residents have moved to a better house and are moving ahead in life. Similarly, do not buy a house where the residents have left due to a major accident, illness, death, divorce, or bankruptcy. Houses can absorb negative energy and buying such a house could mean buying them too. When you buy a new house, ensure that there has been no fatal accident on the property’s site.

 

2. The shape of the house - Vastu experts opine that the shape of the house should not be irregular without any incomplete corners or missing directions. This means a square or rectangular house is the best choice. Also, you must avoid buying a house in a society made on an oval, triangular, or circular plot. The house should have four distinct corners.

 

3. The direction of the house - The direction of the house and the rooms have a significant effect on the health and prosperity of the residents as per Vastu shastra. The direction of the main entrance should be north, east, or northeast. It is believed that it brings positive energy to the house. A road or T junction should not end at the entrance of your house. Similarly, there should not be any pole or tree directly in front of your house entrance as it can obstruct the positivity and good vibes from entering your house. As per Vastu, your kitchen should face southeast, and the master bedroom should be in the southwest. Similarly, the guest room/children's room should be in the northwest. 

 

4. Ventilation - Sunlight is also known to bring positivity to the house. There should be ample sunlight and air in the house. The house should have good cross ventilation and receive sunlight from the morning sun and not the evening sun. Also, you must avoid houses with a common wall between neighbouring apartments to avoid mixing of energies.

 

Other factors to consider when buying your house

Other than the Vastu rules, a lot of other crucial factors come into play when you shortlist the property you wish to buy. What is the location of the house? Do you have enough money to make the purchase? Is it located in a safe environment? While you are switching from a rented house to your dream home, it is crucial to do complete due diligence on the property.

 

  • Location

You will probably live in this house for a few decades. Therefore, it is imperative that it suits every member of the family. For example, the property should be in the city’s vicinity where you can commute around the town comfortably. It should have proximity to all the public utilities like railway stations, schools, colleges, shops, offices, markets, hospitals, etc. Its surroundings should be secure and safe. Moreover, it should be away from industries and heavy traffic areas. It would be best if the area has green cover rather than being between in a concrete jungle.

 

  • Finance

This is the most crucial factor that you must look at while buying your dream home. Avoid exhausting your life savings in the house and check your home loan affordability to avail the right amount of loan. If you borrow more than you need, you could get trapped in debt. While looking at the funds required for buying the house, you must look at the overall cost. It would include home loan interest rates too. You must also consider the cost of shifting your belongings and moving in and repairs and maintenance of the house.

 

  • Builder reputation

If you are buying a new house, check the builder’s reputation. Check their experience and history in delivering the property on time. Also, ensure that the property you are buying from the builder is Vastu-compliant.

 

When you are satisfied with the house you have shortlisted, you can proceed with making the payment and completing the purchase. However, ensure to do adequate research while choosing the lender for the home loan. You should also review your finances as it would allow you to understand the amount of home loan you need.
