While purchasing a property in Uttar Pradesh (UP), make a note of the stamp duty and registration charges as these charges can increase your property’s overall price significantly. The stamp duty is a tax levied by the UP government to validate the registration of your property in your name.

It is mandatory to pay stamp duty while registering a property under your name. It legalises your transaction and the property ownership. The charges are different for different states. Ahead, we are going to have a look at the stamp duty and property registration charges in Uttar Pradesh

Stamp Duty and Registration Charges in Uttar Pradesh

  • Stamp Duty in Uttar Pradesh is calculated based on the market value of the property, age and location of the property, buyer’s age and gender, and the type of property purchased.
  • Previously, the registration charges in Uttar Pradesh for properties below Rs 10 lakh was 2%, whereas properties above Rs 10 lakh had a registration fee of Rs 20,000. However, in February 2020, the State Government changed the registration fee to 1% for properties across the budget.
  • Female homeowners can avail a rebate of Rs 10,000 on the final amount payable. If the property is jointly owned by male and female partners, a rebate of Rs 5000 can be availed.

How to pay Stamp Duty in Uttar Pradesh?

As per section 17 of the Uttar Pradesh (UP) Registration Act, 1908, any property transaction involving an exchange of over Rs 100 needs to be registered at the sub-registrar’s office.

 

You Can Easily Pay Online Stamp Duty And Registration Charges In Uttar Pradesh By Following The Steps Mentioned Below

  • Visit the official website of the Uttar Pradesh Stamp and Registration Department https://upavp.in/en
  • Click on the property registration tab and fill in the property details such as area, city, and size of the unit, etc.
  • Once the details are updated, select the payment gateway, and pay the stamp duty.
  • The Sub-Registrar Office (SRO) would examine the application, attach the registration number, and upload the details online.
  • Download the registration document of your property and save it for future reference.

Is it possible to avail tax benefit on stamp duty and registration charges?

Under Section 80C of The Income Tax Act, 1961, a maximum deduction of up to Rs. 1.5 lakh can be availed on stamp duty and registration charges. You must note that the exemption from stamp duty can be availed if it is paid in the same financial year.

Does stamp duty include GST?

No, stamp duty and GST are separate charges levied on the sale of a property.
