Next, you will need to enter the required personal details- these include the name of the applicant, complete address with pin code, contact number, email address, and Aadhar card number.

You will, then, need to fill in the following details:

  • the district, village, and taluka associated with the property
  • the city survey office’s name
  • the ward and city survey number
  • plot details
  • the number of copies of the property card in Mumbai that you require.

You also need to submit the office order date, map, and mutation number. After this, you will receive an application number which is mandatory to remember or save somewhere. You may also require a letter from your employer to verify the land loan you have taken.

Once you have completed the above, you will go to the payment page. It is recommended to verify all the details before you pay. 

Apply for a Property Card Offline

In order to apply for a property card offline, you need to follow the steps listed below.

  • Visit the nearest office of the Directorate of Town and Country Planning.

  • Once the internal processes are over, you will get an SMS alert consisting of the current status of your card.
  • Once your application gets approved, you can collect your property card in 2-3 weeks from the office.

  • The type of land – residential or agricultural
  • Cultivation details, in the case of an agricultural plot of land
  • Total area of land covered by the plot
  • Complete ownership details
  • Plot number of the land
  • Full details about the property, its area, and survey information

  • Litigation or legal proceeding details, if relevant
  • Entire tax-related history, details of paid and unpaid taxes, on that plot of land.

The official website for the property card in Maharashtra is the Mahabhulekhi or the ‘Maharashtra Bhumi Anhilekh’. Once you enter your details and log in, you can access important information about your property card.

Required Documents

The following documents are required for all types of property cards in Mumbai.

  • Income Tax Declaration Form No. 637 (Application Form). The form number can be found in the heading of your application letter from the Mumbai Collector.
  • Permanent Account Number (PAN).
  • Attempt Letter/Suggestion Letter from the applicant's neighbourhood resident.
  • Proof of Residence in Mumbai (a government-issued Identity card with address).
  • Complete name, address, and proof of date of birth (such as school leaving certificate).
  • Voter's Card
  • Passport-size photo
  • Proof of Residence in Mumbai and proof of income (such as utility bills and bank statements).
  • Property and Land Documents (such as title deeds).
  • A chartered accountant or surveyor certificate shows that the applicant is not a defaulter for any payment obligations under Indian laws regarding property tax or property tax dues.
  • Birth Certificate. If married, both partners must also submit their birth certificates.
